Most Realtors who help homeowners sell their single Family, duplex, triple, or four-plex (1 to 4 units) income property don't know what the *^%?-bleep they are doing. If they did, they would help the seller price the income property so that it would be a great investment for the new buyer. I meet cash buyers all the time who tell me that the current listings are not good investments, so they pass on them. And the only ones that do get sold did so because the buyer or his Realtor didn't do the math.
You wouldn't believe the frustrations I've heard from new and seasoned rental property owners. And mostly all of them blame their Realtor for not informing them on how to ca lculate a good investment.
